Chapter 06 · Why we exist

The brokerage is the problem.

Real estate should be transparent and personal, and it should not cost you a percentage for an introduction.

A broker’s cut on a ₹1.2 crore flat

₹1,20,000

at one percent. Twice that at two.

  1. On a ₹1.2 crore flat, a broker’s one to two percent is ₹1.2 to ₹2.4 lakh, for an introduction and a set of keys to a show flat.
  2. We are paid by the developer, on the developer’s own published price list. The number you pay is the number on the brochure.
  3. What you do not spend pays for the part brokers skip: the title search, the RERA reading, the builder’s history, and a phone that is answered in year three.

What drives us

Three things we will not bend on.

Nothing on top

Builder-direct pricing, in writing. Launch discounts or waived charges go to you, not to us.

Read, not repeated

RERA pulled from the Karnataka portal, not the brochure. Title traced thirty years back. We stop when the file does.

Year three

Snag list walked with you at handover, and the same number to call long after. Most of our work comes from families who bought through us.
