Chapter 01 · The checks

Three checks. No exceptions.

Before a project reaches you it goes through three readings of the file. Fail any one and it is not listed, however good the brochure is.

Registration pulled from the Karnataka RERA portal…
  1. 01

    RERA, read at the source

Pulled from the Karnataka portal and actually read: approved plan, sanctioned floors, declared completion date, and every revision filed since launch.

The registration number goes on the project page.

  2. 02

    Title, traced thirty years

Mother deed traced back thirty years, the encumbrance certificate pulled for the full period, khata confirmed, and converted land checked for its conversion order.

If the chain breaks anywhere, we stop.

  3. 03

Track record, against their own dates

The builder’s last three handovers, checked against the dates they themselves committed to. Delay is the most reliable predictor of delay.

A good plan from a late builder is not a good buy.

What a fail looks like

The brochure was beautiful. The file was not.

Failed · RERA

The plan on the portal had fewer floors

The brochure sold floors the sanctioned plan never approved. It does not reach you.

Failed · Title

A link missing in the chain

A sale in the middle of the thirty years with no deed to show for it. We stop there.

Failed · Record

Late, three times running

Every recent handover missed the builder’s own date. Late three times is a pattern, so it does not reach you.
