How much a bank will lend

The rest is your down payment.

RBI caps home loans at a share of the property’s value. Stamp duty and registration are on top, and are not financed.

Loans up to ₹30 lakhup to 90%
₹30 lakh to ₹75 lakhup to 80%
Above ₹75 lakhup to 75%

Before you sign

Three words that decide your loan.

A khata identifies a property and its owner for property tax in Bengaluru. Which one a flat has changes what a bank will do.

Fully compliant

A-Khata

The property meets building bylaws and sits on the BBMP’s A register. Plan approvals and bank loans come easily.

What we do: confirm it, and that it matches the seller.

Restricted

B-Khata

Revenue layouts or building violations go on the B register. Loans, approvals and resale are restricted until it is converted to A-Khata.

What we do: flag it before you fall for the flat.

Digital

e-Khata

The khata now issued online, needed at registration. It ties the property record to the owner in the city’s digital system.

What we do: check it is in place before the sale deed.

The loan file, with you

Paperwork is a service, not a favour.

Documents

We list what your bank needs, check it before it goes, and chase what comes back.

Valuation

We coordinate the bank’s valuation visit with the developer, so the file is not stuck waiting.

Follow-up

We follow the file to sanction and disbursement. No commission from any lender, so the bank we suggest is the better deal for you.
